Commercial Cleaning

Introduction:

The following information covers the cleaning of commercial olefin and nylon carpeting. These carpets come in cut pile, loop pile, tufted, bonded, or woven construction. For more information, speak with our customer-service representative.

The following procedures are based on the Xtra Touch Standard and Reference Guide for Professional Carpet Cleaning.

STEP 1: INSPECTION

We begin by inspecting carpet installation, loose seams, baseboards, furniture stains, traffic patterns, and problem areas.

STEP 2: DRY SOIL REMOVAL

We vacuum the carpet to remove dry soil. It is easier to remove many soils before they are mixed with cleaning solutions. Dry soil is removed by a special vacuuming. Removing dry soil is one of the most important steps in cleaning.

STEP 3: MOVING FURNITURE

Our regular price includes moving sofas, chairs, tables, and smaller items. For commercial jobs, chairs and desk mats that are removable are moved. Desk, file cabinets, and heavier furniture are left in place. (Computers and wiring are not moved)

STEP 4: SPOTTING

We determine which spots will need extra attention prior to cleaning and go to work with our spotting kit.

STEP 5: PRESPRAY

We apply prespray to carpet using a good quality cleaning solution that uses natural citrus peel extracts, grapefruit seed extract and cold pressed Valencia orange and soy. For traffic areas with heavy soils, especially if grease is present, a different cleaning solution may be used. A prespray will soften and loosen the soil for quicker, more thorough cleaning. We agitate the carpet which will loosen the soil. For heavily soiled areas, we used a booster to enhance our cleaning action.

STEP 6: EXTRACTION

The rinse cycle where we wash the dirt away that was loosened in the preconditioning phase, a water softener is use in our cleaning, which makes the cleaning process work more efficiently.

STEP 7 AND 8: TRAFFIC LANE CLEANING AND NEUTRALIZE

To limit wicking, we do a post-spray over the entire carpet. A neutral cleaning solution is use to neutralize any residue left from the prespray or emulsifier in the final rinse stage.

Our double cleaning system enables Xtra Touch to leave our clients with better results and a better looking carpet.

STEP 9: DEODORIZATION

Xtra Touch uses a neutral and anti-allergen deodorization system included in our cleaning process.

STEP 10: WE CARE

We use foam blocks and foil paper to protect your furniture and carpet from permanent wood and plant stains.

STEP 11: TOPICAL TREATMENT (CARPET PROTECTOR)

We apply a specialty topical treatment, made especially for your type of carpet.

STEP 12: PILE SETTING AND DRYING

We groom your carpet to leave you with a new look. We take all necessary steps to dry the carpet quickly such as; extra vacuum only stokes, using ceiling fans and/ or HVCA and the use of air movers when possible.
